Soil Erosion Beneath the Driveway Threatened Concrete Stability and Property Value
Eric W. of Oakland, Tennessee contacted our team after soil erosion began creating a large void beneath the driveway near the walkway and garage area. Over time, water runoff had washed away supporting soil underneath the concrete, causing sections of the driveway to settle and creating concerns about long-term stability. Since Eric plans to sell the home within the next two years, protecting the property’s value and preventing visible concrete damage became a major priority. In addition to the void beneath the driveway, several driveway joints and cracks had started allowing water intrusion that could continue worsening the erosion beneath the slab if left untreated.
PolyLevel Injection Restored Support Beneath the Driveway Slabs
To permanently address the washout beneath the concrete, crews used PolyLevel injection technology to fill the large underground void and restore support beneath the affected slabs. After stabilizing the soil conditions, the driveway concrete was carefully lifted and brought back to a near-perfect level position. NexusPro joint and crack sealant was then applied throughout the driveway and walkway areas, including the garage joint and several vulnerable crack locations where water intrusion had been contributing to the erosion problem. As part of the drainage improvements, the crew also installed a buried downspout extension beneath the sidewalk to redirect water discharge safely away from the driveway and surrounding concrete surfaces.
Concrete Repair and Drainage Improvements Helped Protect Long-Term Home Value
One of the most important aspects of this project was correcting the underlying water management issue before the erosion caused larger concrete failures or more expensive repairs. By combining PolyLevel void filling, concrete lifting, joint sealing, and drainage improvements, the repair helped stabilize the driveway while reducing the risk of future washout beneath the slabs. Addressing the problem early also helped improve the overall appearance and functionality of the concrete surfaces, which can play an important role in maintaining curb appeal and resale value. The completed repair left the driveway stabilized, level, and better protected against future settlement caused by water intrusion.
