Foundation Failure in a New Addition

Although the main home showed no settlement, the new add-on—which served as both an office and a safe room—had begun to sink, dropping roughly 2.5 inches along its west side. Cracks appeared 14 feet from the northwest corner and 20 feet from the southwest corner, clear indicators that the additional weight of the safe room had overwhelmed the lightly supported slab. Precision Piering Solution to Halt Settlement
After a detailed inspection, we recommended full structural protection using a piering system designed to stabilize and support the entire addition. The homeowner selected an economical and effective configuration of 11 piers: three along the north side, four on the west side, and four on the south side. Despite obstructions such as an AC unit and fencing, our team planned around them without requiring removal of the HVAC system, and the homeowner arranged for a portion of the fence to be taken down. Access challenges along the backside required careful excavation, with three locations reaching depths over six feet. Every pier was properly installed and pressurized to 5,000 psi to ensure long-term load support.
