Sloping Floors and Crawl Space Support Failure Caused Structural Concerns
James B. of Starkville, Mississippi contacted our team after noticing sloping floors and cracking throughout his older two-story home over the previous six months. The most noticeable problem areas were located near the entryway and kitchen, where floor movement and settlement had become increasingly concerning. During the crawl space inspection, additional structural issues were discovered beneath the home, including mold growth on the wood framing, failing support systems, and several areas lacking adequate structural support altogether. Multiple crawl space repair options were discussed, including full encapsulation, LumberKote wood treatment, and SmartJack stabilization throughout the crawl space to help restore support and improve long-term structural performance.
SmartJack Installation and Supplemental Beam Support Stabilized the Floor System
To address the most urgent structural concerns, crews installed new supplemental beam systems along with SmartJack supports beneath the affected areas of the home. A 10-foot beam and two SmartJacks were installed beneath the front entry area to lift and stabilize the sagging floor system. Additional stabilization work included three more SmartJacks paired with a 15-foot beam system in another section of the crawl space where floor support had weakened over time. During installation, HVAC ductwork blocking access beneath the home was temporarily removed by another contractor to allow crews full access to the necessary work areas. Once the support systems were installed and adjusted, the floor structure responded well, achieving noticeable lift and stabilization throughout the targeted sections of the home.
Controlled Floor Lifting Improved Structural Stability Without Damaging Interior Finishes
One of the most important parts of the project was carefully controlling the amount of lift applied to the flooring system. After achieving proper stabilization beneath the front entry area, the crew intentionally stopped short of over-lifting the floors to avoid damaging existing flooring patches and interior finishes inside the home. This measured approach allowed the structure to regain support while minimizing the risk of cosmetic damage above the crawl space. The completed SmartJack system significantly improved floor stability in the kitchen and entryway areas while providing the homeowner with a stronger structural foundation moving forward. The project also helped outline a long-term plan for future crawl space encapsulation and additional stabilization should the homeowner decide to complete the remainder of the crawl space improvements later.
