Our inspection revealed that the rim band on the north wall showed substantial mold buildup, and the main beam on the east side had five feet of severe rot. The crawl space ventilation ran east-west, which wasn’t obstructive but had compromised nearby joists that had been cut to accommodate it. SmartJack Installation and Beam Replacement Provided Lasting Support

Our team implemented a targeted structural repair and crawl space stabilization plan. We treated the mold-affected areas using Mold-X and sealed the cleaned lumber with a protective coating to prevent future growth. The rotten portion of the main beam was replaced, and supplemental beams were installed under the bathroom for added support. SmartJacks were strategically placed between existing piers along the main beam’s east side, resulting in a remarkable four inches of lift in the back bedroom and noticeable leveling around the bathroom. Despite extremely hard, cracked soil—signs of prior settlement—we safely achieved structural correction without damaging the attic or finishes above.

Upon inspection, and as can be seen in the photos, there were many different signs of significant settlement which he did contract us to address. Our inspector determined that push piers would be the best solution for this particular home and the type of settlement going on. Specifically, our crew installed 9 push piers around the back of the house, one side, and part of the front of the home. Our piering crew leader determined, based on his expertise the actual spacing needed between the push piers to achieve the best stabilization. 

James did contract us to stabilize the home's foundation, but there is an unfortunate and important lesson to be learned about foundation settlement.

Foundation issues can be scary, we get it! The last thing you want to do, however, is ignore then and hope for the best. We were able to stabilize this home, but unfortunately, the symptoms had been ignored for so long that stabilizing the home would not also help correct some of the cosmetic damage that had occurred. Any time we work with a homeowner, we are very clear to communicate that we warranty and WILL accomplish stabilization. Once stabilized, we attempt to lift the house back to level. This is the cherry on top, and we do it, because we know that homeowners prefer to not see the cosmetic signs of settlement either. It's not always possible, especially in cases where the settlement was ignored for a really long time, making it detrimental to the home to try and lift back to level. 

There are 2 things here: stabilization, which is always the goal, and attempting to lift. We will always stabilize a home and guarantee that. We will attempt to lift it back to level.
