Solving Chronic Flooding in a Split-Level Home with Smart Waterproofing Solutions
Challenge
The Problem: Recurring Water Intrusion During Heavy Rain
For over three years, Ron lived with the stress of water flooding into his laundry room every time a heavy rainstorm hit. Located in a split-level home—half on slab, half on crawlspace—Ron’s property presented a unique set of waterproofing challenges. The problem became unmanageable during the holidays, when he spent more than 8 hours battling water with a wet vac while entertaining family.
Water entered through the laundry room wall, particularly in a closet area roughly 2.5 feet below grade. Ron suspected the source to be a combination of outside runoff near the front steps and seepage from the adjacent crawlspace, which shared the same closet. The flooding wasn’t just inconvenient—it was exhausting and threatened to damage his home’s foundation and air quality.
Solution
The Solution: Comprehensive Interior Waterproofing & Structural Support
After a thorough inspection and detailed discussion with Ron—who is highly detail-oriented—we designed a custom solution to address both the water intrusion and structural stability.
Here’s what we implemented:
- WaterGuard® Drainage System installed along the front of the laundry room and inside the closet, continuing into the living room to ensure total coverage.
- Sump Pump & UltraSump Battery Backup System strategically placed within the closet to manage groundwater effectively, with discharge directed to the side yard.
- CleanSpace® Wall Liner installed behind the WaterGuard system for a clean, vapor-sealed barrier that keeps moisture out and improves air quality.
- LumberKote™ applied throughout the crawlspace to seal out humidity and moisture.
- SmartJack® System with Supplemental Beam installed under the living room to correct and stabilize sagging floors.
- One standalone dehumidifier unit added near the master bedroom to maintain dry, healthy air conditions.
- We also moved a workbench in the laundry room at Ron’s request, since he didn’t have assistance and the item was not heavy.
The Results: Peace of Mind, Structural Stability, and a Dry Home
Ron no longer worries every time the forecast calls for rain. Our system redirects water before it becomes a problem, and the structural reinforcements ensure long-term home stability.
Despite a higher price point than a competing contractor, Ron chose our team because we took the time to explain every detail and deliver a superior, more thoughtful solution.
