Challenge
The Problem: Structural Slab Movement in a Commercial Facility
In Little Rock, Arkansas, commercial property owner Jane B. contacted Redeemers Group with concerns about two serious issues affecting her building. First, water was entering through the wall due to runoff from a gutter problem at the roofline — an exterior drainage issue we flagged but was beyond our scope.
More critically, the interior concrete slab floor had developed a crack at a joint and was beginning to sink, particularly toward a load-bearing wall. The structure wasn’t a basement — it was a slab-on-grade floor approximately two feet above ground level — but the symptoms indicated a serious underlying soil problem, with clear implications for safety and structural performance.
Diagnosis: Water-Exacerbated Soil Compaction and Slab Settlement
Our inspection confirmed that uncontrolled water intrusion had softened or washed away soil beneath the slab, leading to voids and differential settlement. This caused the slab to sink unevenly, resulting in visible joint separation and raising the risk of continued movement or damage to load-bearing structures.
Solution
The Solution: PolyLevel® Lift and NexusPro® Joint Seal for Lasting Stability
To address the structural floor issue with minimal downtime, Redeemers Group employed a two-part engineered solution:
· PolyLevel®: We used this high-density polyurethane foam to lift and level the sinking concrete slab. By drilling small injection holes and filling voids beneath the surface, PolyLevel® provided immediate lift and permanent stabilization without the mess of traditional mudjacking or slab replacement. We treated an area 20 feet in each direction from the crack to ensure a wide zone of stability.
· NexusPro®: After the slab was leveled, we sealed the existing joint with NexusPro® — a durable, UV-resistant sealant designed to withstand weather, movement, and wear. This step helps prevent future water intrusion into the joint, extending the life of the slab and improving both appearance and function.
Though we did not directly address the gutter failure, we advised the property owner to correct it promptly, as it remained a contributing factor to soil destabilization around the structure.
