Limited Crawl Space Access

With only 15 inches of clearance and a gas line obstructing access, this was not a straightforward repair. Specialized planning and equipment were required just to reach the affected area safely.

Additional Structural Weaknesses

Other areas of concern included:

  • A 5x14 entryway section requiring full structural replacement
  • 15 feet of failing main beam in that same area
  • A lack of support where two beams intersected, creating a dangerous load point
  • Multiple floor joists needing sistering (reinforcement)
  • A damaged rim band requiring replacement and support

Left unaddressed, these issues could lead to sagging floors, failed inspections, and reduced buyer confidence.

The Solution: Strategic Structural Repairs for Maximum Impact

We replaced approximately 10 feet of the severely rotted main beam, carefully working within the tight crawl space constraints. Using bottle jacks, we lifted the structure approximately 1.5 inches to restore proper elevation before installing the new beam.

Reinforcing the Floor System with Sister Joists

To strengthen weakened framing, we installed 13 sistered joists (2x12x14), effectively redistributing load and improving floor stability throughout the affected areas.

SmartJack Installation for Load Support

A standalone SmartJack support system was installed beneath a critical beam intersection where no support previously existed. This solution:

  • Stabilizes load-bearing points
  • Prevents future sagging
  • Provides adjustable, long-term support

Rim Band Repair and Reframing

We addressed the compromised perimeter by:

  • Lifting and stabilizing the rim band wall
  • Installing 7 feet of rim band sistering
  • Reframing key sections to restore structural continuity

Protective Wood Treatment

Although some framing had previously been coated incorrectly, we applied LumberKote to exposed wood surfaces to help protect against future moisture-related deterioration in untreated areas.

Important Consideration: Balancing Structural Repair with Cosmetic Limits

Due to the presence of a quarter-inch plywood finish floor, achieving perfectly level floors without causing cosmetic damage was not feasible. We communicated this clearly with the homeowners and delivered the best structural result possible without compromising the homes appearance.
