Michael G. of Greenbrier, AR contacted us to inspect the crawlspace of a home he recently inherited from his mother. The home, originally built by his father, had sentimental value—but Michael was aware that some shortcuts had likely been taken during construction. He specifically expressed concern that the supports beneath the house were insufficient. With plans to sell the property soon, he wanted to ensure the home was structurally sound and up to code before placing it on the market.
Upon inspection, we confirmed Michael’s concerns: the entire underside of the house lacked proper support, especially along the bottom side. To bring the home up to modern standards and local building codes, we proposed installing 18 SmartJack® support posts and 75 feet of supplemental beam. This configuration ensured that support piers were placed every eight feet, delivering the stability needed for long-term structural integrity. We also recommended applying LumberKote to help mitigate existing mold in the crawlspace and discussed additional support options in other key areas. Michael noted a 1x1-foot section under the washing machine with rotted subfloor, which he opted to repair himself.
