The Problem
The 12x20 living room and 8x12 section of the dining room showed clear signs of floor failure. Joists in both areas were broken or compromised, creating sagging, instability, and a potential safety hazard. These foundational issues were compounded by chronic moisture problems, including standing water in the basement and a lack of proper drainage infrastructure. Without attention, these conditions risked further structural damage and mold growth.

We performed a full replacement of all joists and subflooring in the living room and dining room. After a thorough inspection, we confirmed that the main beam and rim joist were still structurally sound. However, the ledger board was flagged for potential replacement due to visible wear and risk of failure.
For added protection and durability, the homeowners selected LumberKote for the entire crawlspace of the main house—an excellent alternative to full encapsulation that fits their budget while still offering robust moisture resistance.
In the basement, we installed a sump pump and a TrenchDrain system across the floor to redirect standing water. Although the homeowners opted out of a full-perimeter 2Stage waterproofing system to manage costs, our custom approach utilized the existing discharge line, channeling water through a small crawlspace and out to the north side of the home. The result? Efficient water management without overextending their budget.
Results
