Crawl Space Repair Photo Album: Fixing Bathroom Floor Sagging in Oxford, MS with Crawl Space Stabilization
Glynn I. of Oxford, MS reached out after noticing troubling signs of structural settlement in his primary bathroom. Cracked tiles, floor separation, and water escaping from the shower onto the floor all pointed to a deeper issue below. Years earlier, the bathroom floor had been lowered during a remodel to accommodate a waterproof subfloor under the shower pan. Since that modification, Glynn observed a growing gap between the floor and baseboards—clear indicators of sagging beneath the surface. Concerned about ongoing damage, he called us in to investigate the crawl space under the affected area.
Our inspection revealed serious structural missteps made during the prior renovation. The original joists had been cut and replaced with new framing that was tied into a supplemental beam—but this beam was inadequately supported. Wooden posts sitting on concrete blocks were holding up this critical section, without any proper anchoring. Additionally, the newly installed rim joist was never secured to the existing CMU foundation wall. This oversight led to over an inch of drop in the area, directly contributing to the floor's instability. We recommended replacing the makeshift wooden posts with SmartJack® supports and installing a new supplemental beam to provide lasting stability. Re-anchoring the rim joist to the wall was also essential to halt further shifting.
To complete the repair, Glynn requested that the subfloor near the shower also be replaced, using the waterproof board material he had on hand. We proposed adding a layer of that board beneath the new subfloor for enhanced moisture resistance. This combination of stabilization and subfloor replacement will restore the integrity of his bathroom floor and prevent water intrusion from worsening the problem.
