Crawl Space Repair Photo Album: Crawl Space Mold and Structural Repair in New Albany, MS
Cheri E. of New Albany, MS reached out for help after growing increasingly concerned about the condition of her family home, particularly the floors in the kitchen and dining room and a long-standing crack in the bedroom wall. The home, built in the late 1950s, had never undergone any major structural repairs. Cheri, who has lived there since her mother’s passing in 1993, wanted to ensure the house would be safe and stable before her husband, a Methodist pastor, moved in. During inspection, it became clear that water intrusion through front-facing crawl space vents had caused widespread mold on the floor joists — especially above the ductwork — and led to structural strain in multiple areas of the house.
Though the wood still retained its integrity, there was an overspan in the east side 2x8 joists, while the kitchen floor suffered noticeable bounce due to concentrated weight from appliances. To resolve the structural concerns, SmartJacks™ were recommended and installed beneath both the kitchen and dining room floors to provide additional support. On the corner of the home where the master bedroom wall had cracked, helical piers were prescribed to stabilize the foundation. Cheri was especially alarmed by the mold buildup and chose to move forward with full crawl space encapsulation, including debris removal, a SmartSump™ pump system installed at the low point in the back of the home, and external covers for three problematic vents allowing rainwater inside.
To fully address the mold, a LumberKote™ treatment was applied to sanitize and seal the joists, protecting the wood from future microbial growth. With the ductwork and plumbing already elevated off the ground, the encapsulation process was efficient and comprehensive. Now, Cheri can feel confident that the home she grew up in — and plans to share with her husband — is protected from further structural decline.
