Crawl Space Repair Photo Album: Stabilizing a 1935 Farmhouse Foundation in Marked Tree, Arkansas
When Russell and Melissa C. moved from Arizona to Marked Tree, Arkansas, they brought dreams of building a barndominium while temporarily settling into a small, 1935 farmhouse nestled near the Saint Francis River. The couple currently lives in their motorhome beside the house but needed to address a critical foundation issue before moving in. Originally built elsewhere and relocated in 2005, the farmhouse sits on gumbo mud—a notoriously unstable soil. Over time, the central beam and supplemental beams beneath the home began sinking, causing the structure to dip inward. With only 19 to 24 inches of crawlspace clearance and heavy settling toward the central beam, it was clear that immediate stabilization was necessary.
Our team designed a comprehensive support system using 19 SmartJacks to lift and stabilize the sagging structure. Six standalone SmartJacks were strategically placed between the existing piers along the main beam to directly address the most severe sinking. Additionally, two SmartJack support runs were installed under the supplemental beams—one with eight SmartJacks and the other with five—each positioned approximately four feet from the main beam to optimize lifting force at the home's center. Special care was taken at the rear of the house where tight space and plumbing required skilled navigation and incurred additional labor. Despite these challenges, the system was engineered for effective lift and long-term stabilization.
With the foundation now properly supported, Russell and Melissa can confidently transition into their temporary home, knowing it is safe and secure for the next phase of their journey. As they prepare to build their dream barndominium, the original farmhouse will serve as a comfortable and stable residence—and eventually, a home for Melissa’s mother.
