Eddie and Mayflower B. have proudly lived in their Memphis, TN, home for over 40 years. Built in 1912, this historic residence has seen its fair share of wear over the decades. Recently, the couple noticed areas of sloping floors, prompting concern about the structural integrity of their home. With a strong desire to protect the property for the future, they called us for a professional evaluation. Eddie shared that the home had experienced past plumbing leaks, which led to isolated subfloor repairs, though many of the joists were left untouched or only partially braced. Some work had been attempted before they purchased the house—unbeknownst to them—but much of it was improperly done.
Our inspection revealed several areas requiring immediate attention. In the kitchen, the subfloor had been replaced under the cabinets following a past leak, but the joists remained unsupported, with only minimal bracing in place. These joists now require proper sistering to restore structural integrity. The front sitting room had even more critical damage, with rotted joists and poorly sistered beams that now must be fully replaced. Their main concern centered on the closet housing the water heater, where load-bearing beams under the walls lacked proper support. We addressed this by installing two SmartJacks® to provide the stabilization needed. Additionally, we noted sections of rotted subfloor and a deteriorating main beam that will require full replacement once the tenant living in the back half of the home vacates. The couple plans to remove furniture and carpeting ahead of that work to facilitate the next phase.
