Brandon B. of Collierville, TN had recently purchased his home. He moved here with the Navy. He's been in 26 years. They were concerned about some unlevel spots in the floors. We installed our bulletproof encapsulation system. This system consists of Lumberkote™ wood sealant, Silverglo™ crawl space insulation panels, CleanSpace™ moisture barrier, and a SaniDry™ dehumidifier. This system is a permanent solution for crawl space moisture and comes with a 25 year warranty.
Severe structural decay and crawlspace moisture had caused dangerous floor sagging in a Collierville master bedroom. We restored safety by replacing rotted joists, beams, and subflooring, and stabilizing the home with full crawlspace encapsulation.
Structural Failure Threatened Safety in the Master Bedroom
This project centered on a rapidly worsening structural problem beneath a master bedroom and bathroom in Collierville, TN. The homeowner reached out after a neighbor recommended our work, noting that the bedroom floor had begun sagging months earlier—an issue he knew would only progress. During inspection, we confirmed severe “smiling” of the floor caused by extensive rot in the subfloor, support joists, and the main beam beneath the master suite. Moisture inside the crawlspace had accelerated decay to the point that the homeowner feared his wife could fall through the floor when stepping out of bed. Additional damage was discovered between the living room and kitchen, where a past water leak had left the subfloor and a section of main beam completely deteriorated.
A Comprehensive Structural Rebuild and Crawlspace Encapsulation
To fully correct the problem, we removed and rebuilt the entire master bedroom subfloor along with five feet of the adjoining bathroom floor. This required temporary removal of the corner shower and vanities, while the homeowner handled furniture and closet clearance in advance. We replaced rotted joists, installed new 2x10 sisters for reinforcement, and rebuilt subflooring—including the 4x8 section between the kitchen and living room—to restore structural integrity. Alongside this reconstruction, we addressed the root cause: extreme crawlspace moisture. Full encapsulation, paired with a Sedona dehumidifier and sump pump (supported by two 110V, 20-amp GFI outlets), was installed to eliminate moisture, protect new lumber, and stop future mold growth.
Protecting Health and Preventing Future Damage
Beyond structural risk, the unchecked moisture and wood rot were contributing to mold-related irritants that aggravated the homeowner’s wife’s asthma and allergies. By replacing compromised structural components and fully encapsulating the crawlspace, we eliminated the environment that allowed mold and moisture to thrive. This comprehensive approach not only stabilized the floors but also improved indoor air quality and protected the home from repeat damage. The homeowner also received a recommendation for an Aspen air purification system to further enhance respiratory comfort inside the living space.

Jennifer R. of Dyersburg, TN experienced significant water intrusion in her crawl space during periods of rain, largely due to the natural slope of her lot. Water flowed from the garage side and front of the home toward the back and opposite side, leading to persistent moisture issues. Over time, this excess moisture contributed to mold growth throughout the crawl space, with clear evidence of water seeping through the foundation walls and vents. Concerned about the long-term impact on her home’s structural integrity and air quality, Jennifer sought a reliable solution to address these issues.
After a thorough assessment, we discussed a comprehensive encapsulation system, including the installation of two sump pumps to manage water infiltration. Additionally, we recommended LumberKote™, a specialized coating designed to treat and prevent mold growth. This approach aimed to create a drier, healthier environment while protecting the home from further water damage. Given that Jennifer had recently retired and was mindful of her budget, she carefully considered her options with the help of her father and brother, who played an active role in the decision-making process.
Ultimately, Jennifer chose to move forward with LumberKote™ as the first step in mitigating the mold issue. This cost-effective solution provided immediate protection while allowing her to plan for future upgrades, such as full encapsulation and sump pump installation. By taking proactive measures, she is safeguarding her home against further damage and ensuring a healthier living space.
