Structural Failure Threatened Safety in the Master Bedroom

This project centered on a rapidly worsening structural problem beneath a master bedroom and bathroom in Collierville, TN. The homeowner reached out after a neighbor recommended our work, noting that the bedroom floor had begun sagging months earlier—an issue he knew would only progress. During inspection, we confirmed severe “smiling” of the floor caused by extensive rot in the subfloor, support joists, and the main beam beneath the master suite. A Comprehensive Structural Rebuild and Crawlspace Encapsulation

To fully correct the problem, we removed and rebuilt the entire master bedroom subfloor along with five feet of the adjoining bathroom floor. This required temporary removal of the corner shower and vanities, while the homeowner handled furniture and closet clearance in advance. We replaced rotted joists, installed new 2x10 sisters for reinforcement, and rebuilt subflooring—including the 4x8 section between the kitchen and living room—to restore structural integrity. Alongside this reconstruction, we addressed the root cause: extreme crawlspace moisture. Full encapsulation, paired with a Sedona dehumidifier and sump pump (supported by two 110V, 20-amp GFI outlets), was installed to eliminate moisture, protect new lumber, and stop future mold growth.
