Crawl Space Floor Repair & Structural Stabilization in Jackson, TN
Sloping Floors and Structural Concerns in a 1953 Home
This Jackson, TN home, owned by Paul R., had been showing significant floor slope throughout the rear addition and office area. Built in 1953 with a later addition, the home had no main beam supporting the 14-foot joists in the addition, and the rim band connection to the original foundation appeared improperly done. Limited crawlspace access, duct obstructions, and low clearance prevented a full inspection, but visible sections showed no rot. The uneven floors, unsupported addition, and settling near the bathroom created both structural instability and homeowner frustration.
Joist Reinforcement, SmartJack Installation, and Subfloor Reconstruction
To correct years of settling, our team installed SmartJacks and supplemental beams throughout multiple sections of the home, targeting sloping floors in both the addition and the office. We replaced subfloor and joists where needed, installed two SmartJacks beneath the bathroom wall for added support, and added five 2x8s beneath the bedroom wall in the addition. In tight-access areas, we engineered solutions from above—working through the subfloor where ductwork blocked crawlspace movement. Additional stabilizing SmartJacks were installed along the left side of the home, and a standalone unit was added at a sagging drop beam. Even without using the subfloor access hole, we completed all major structural work, including turning joists in a tight back-door area to improve load distribution.
Structural Stability Through Correct Methods and Quality Materials
During installation, we uncovered five additional feet of rim band that required replacement, a critical component for long-term structural health. Although this was outside the original scope, we replaced it at no cost to ensure the home was properly supported. Using treated lumber, directional joist corrections, and appropriately placed support jacks, we restored stability throughout the home and reinforced previously unsupported areas. These proven crawl space repair methods protect the structure, stop further settling, and help safeguard the home from future damage—especially important in older homes with additions and limited crawlspace access.
